2010 DUES NOTICE

Our 2010 annual dues are $100. We are very fortunate that many alumni give a good deal more than $100, which enables us to make the many needed repairs to the house. Of course, we are grateful for each donation regardless of the amount.

MAJOR RENOVATIONS AND IMPORTANT REPAIRS COMPLETED IN 2010:

1. The big expense was removal and replacement of the entire 45+ year old roof — long overdue, expensive, but had to be done ($75,000).

2. We had two other “must” repairs mandated by the City of Berkeley:

• Replacement of the front porch tile floor to the tune of about $20,000. It looks great and — more importantly — is now safe.

• Total removal and replacement of the back stairway next to the kitchen due to earthquake seismic regulations. It was totally redesigned and is now up to code — another $20,000 job.

3. We also spent about $10,000 for a variety of miscellaneous improvements.

The $125,000 funding for these completed projects was provided by:

• A savings program we planned a few years ago and
• A handful of very generous alumni giving approximately $100,000. This was a godsend since we would not have been able to complete these “must do” improvements without their generosity.

FUNDRAISING FOR 2010-2011 PROJECTS:

As you can imagine, we need a big alumni dues response in order to rebuild the capital base — we spent it all. This wonderful, charming but old house requires lots of cash.

1. There is a demand to live in the house so we are adding a bedroom at the cost of about $20,000. It will generate $9,000 in annual rent so it will pay for itself in under three years.

2. The very popular roof deck needs to be replaced, costing over $25,000.
